During the "signing" process the notary is in charge or getting, updating and delivering all the documents necessary in order to validate them, by no means the presence of a notary makes the documents legal, meaning that the job of this person is to make sure all the signatures and papers are in order, if you signed a contract which you later on decide was no good for you, all the complaints must go directly to the loan officer you dealt with instead of the notary. Besides real estate they also help notarize legal documents as described above, so there are many functions which can be taken care of by a notary.
